Noida: The area surrounding Noida International Airport (Jewar) has now come fully under regulatory control. The Airports Authority of India (AAI) has imposed strict construction norms to ensure safety and smooth aircraft operations. No construction work can take place within a 20-kilometer radius of Jewar Airport without an NOC (No Objection Certificate). This decision could pose a significant challenge for investors, builders, and local residents.
The AAI has defined the new rules through a color-coded zoning map, which specifies the height limits for buildings near the airport. Construction of buildings taller than six floors is completely prohibited within a 4-kilometer radius of the airport. Additionally, the installation of mobile towers in this area will also not be permitted.
In addition, obtaining a No Objection Certificate (NOC) from the Airports Authority of India (AAI) has been made mandatory before starting any construction work within a 10-kilometer radius. Restrictions have also been imposed on high-rise constructions, planting trees, and the use of drones and laser equipment within a 20-kilometer radius.
Stir in the Real Estate Sector
Following the announcement of Jewar Airport, land prices in the surrounding areas had skyrocketed. Several builders had already started residential and commercial projects. However, due to the new regulations, they will now have to go through a lengthy process to obtain a green signal. Projects of builders constructing without an NOC may come to a halt, potentially causing direct financial losses to investors.
Local residents planning to expand their homes or undertake new construction will also have to wait for AAI approval. This is expected to lead to delays in construction work and an increase in costs. The impact may also be felt by contractors, laborers, and businesses related to construction materials.
When Will Flights Begin?
The construction of Noida International Airport is in its final phase. The first runway, measuring 3,900 meters, has been completed, and flights are expected to commence from November 2025. Although the airport has previously missed several deadlines, the government now appears serious about completing this project on time.
